Invision Recruitment are representing a top 10 Construction company who are seeking to recruit a Managing Quantity Surveyor. My client specialise in high specification residential mixed-use developments as well as luxury hotels within London and turn over around £600 million a year.
The Project - £200m Residential Mixed-Use Development
A £200 Million Residential superstructure will provide circa 500 apartments within seven new blocks. The tallest block rises to 33-storeys, making it one of the tallest buildings in the Royal Borough of Kensington and Chelsea! The new-build blocks are founded on top of an existing multi-storey car park, which will remain operational during the significant strengthening and alteration works needed to existing structure. In addition to the new homes, the West Cromwell Road scheme will deliver commercial and retail space along with public realm improvements.
Responsibilities
- Manage and drive subcontract procurement, ensuring timely placement of orders in line with the programme. Identify risks, opportunities, areas for design input, and potential value engineering. Establish and monitor subcontract resources.
- Produce and issue accurate and timely Cost Value Reconciliations (CVCs), ensuring preliminary and material costs/forecasts are managed effectively.
- Prepare CVCs for review with Technical, Production, and Purchasing disciplines, and for approval by the Commercial Manager or Regional Director.
- Produce comprehensive subcontract orders; manage their return and completion, maintaining accurate records.
- Administer subcontractor accounts in accordance with subcontracts, including valuing, re-measuring, and certifying timely payments.
- Prepare, agree, and issue valuations in accordance with contract requirements.
- Produce Contract Sum Analyses and cash flow forecasts, ensuring a positive cash flow is maintained for the project.
- Attend and actively participate in Design meetings, Client meetings, and Internal Team meetings, actively pursuing Value Engineering options.
- Manage the client’s final account, including delivering and agreeing on contract variations, communicating outcomes and implications, and preparing forecast final accounts.
- Responsible for the cash management of projects, minimising costs and maximising value through proactive analysis and facilitation of work packages.
- Manage the contract finishes schedule, review and evaluate specification costs and alternatives, and work towards closing out an accurate value-engineered finishes specification delivered within the works on site.
- Control and accurately report costs together with future financial projections.
- Collaborate with all departments, assisting in driving communications and problem-solving.
- Manage other commercial staff members, likely at Trainee, Assistant, or Quantity Surveyor level. Support and maximise their output, and conduct their appraisals and performance reviews.
- Manage, train, and support a trainee surveyor during their day-release university course, regularly reviewing and aiding their progress.
